Approach to Typical Estimating & Scheduling

Focus Design Builders, LLC offers a variety of experience in planning, programming, design and construction needs. Focus will provide a comprehensive look at budgets, schedules, sites, conceptual designs, project delivery, and development options in a way that can be tailored to our clients’ needs. In addition, Focus provides Pre-construction Services that include estimating, scope coordination, constructability reviews, specifications and materials reviews, scheduling, value engineering, methods analysis, and trade contractor buy-out.

Design Development Phase

Final Document Phase

Any project built by a General Contractor requires the use of subcontractors, and we are no different in that aspect. Anything from plan engineering to hardware installation may be bid out to a wide variety of subcontractors, all of whom will have frequent and direct communication with our employees, and all of whom will establish or deepen personal relationships with our staff.  A minimum of three bids from qualified subcontracting companies with proven track records of providing quality and ethical workmanship are obtained during the pricing stages.  We utilize the critical path method of scheduling using advanced Microsoft Project software. In its initial phase, the schedule is created with the input of all team members and critical subcontractors to ensure accuracy and approval by the entire team.  The first detailed schedule is provided at design/development stage and will be continuously updated through the construction document/permit drawing phase.

During the construction phase, the schedule is updated every week as activities progress. We will have Owner/Architect/Contractor meetings twice a month on-site and an updated schedule will be presented to the Owner at these meetings. Throughout the construction period, it is the responsibility of the Project Manager to update the schedule.
